Özet
Konut fiyatlarındaki artış ve ülke geneline yayılan yeni konut inşaatı beraberinde konut sektörünü hem akademik araştırmaların hem de politika yapım sürecinin önemli konularından biri haline getirdi. Bu tezin amacı herkesin pek çok yargısının olduğu konut sektörüne ilişkin ampirik bir analiz yapmak, özel olarak da konut fiyatlarını belirleyen faktörleri incelemektir. Talep taraflı konut fiyatı belirleyenlerin incelendiği tez içerisinde üç ayrı düzeyde analiz yapılmıştır. Makro düzeyde beklenmedik bir talep şoku olarak Suriye Arap Cumhuriyeti'nde yaşanan savaş nedeniyle Türkiye'ye gelen mültecilerin yarattığı talep şoku incelenmiştir. Göç etkisi sorusu cevaplandıktan sonra Türkiye genelinde TUİK mikro veri setinden faydalanarak hedonik fiyat modeli tahmin edilmiş ve konut fiyatları ile konutun içsel özellikleri arasındaki ilişki ortaya konulmuştur. Son olarak kamu tarafından gerçekleştirilen ulaştırma yatırımının konut fiyatları üzerinde etkisini incelemek için İstanbul'da yeni yapılan Metro 5 hattının konut fiyatları üzerindeki etkisi incelenmiştir. .

The increase in the house prices and the nationwide expansion of new house building made housing sector one of the significant issues both in the academic discussions and policy making processes. The aim of this theses is to make an empirical analysis of an issue on which many people usually have a rough idea and particularly to examine the factors that determine house prices. The analysis in the theses was made on three semilevels where the demand oriented house price determinants were examined. On the macro level the unexpected demand shock which was created by the refugees who left the Syrian Arab Republic due to the war conditions is analysed. After the migration effect issue addressed Turkey's nationwide hedonic price model is predicted via TUİK (Turkish Statistical Institute) database and the relation between the house prices and domestic features of houses is established. Finally, in order to study the impact of the public investments on transportation on the house prices the new underground 5 line in İstanbul and its impact on the house prices is examined.
