Özet
ÖZET Taşınmaz değerlemesi, ülkemizde eskiden beri göz ardı edilen, önemi yeni kavranan ve uygulanan bir konudur. Gün geçtikçe de gelişen ve değişik kullanım alanlarında uygulanan bir konuma gelmeye başlamıştır. Sigorta sektörü de bunlardan birisidir. Bu çalışmada, taşınmaz değerlemesi yöntemlerinin, ülkemizde sigorta sektöründeki kullanımına ilişkin uygulamaları ele alınmıştır. Öncelikle, konunun daha iyi anlaşılabilmesi için önemli kavramlara değinilmiştir. Ülkemizde yaygın olarak kullanılan değerleme yöntemlerine kısaca değinildikten sonra sigorta sektöründeki kullanımı detaylı olarak ele alınmıştır. Sigortacılığın, tanımı yapıldıktan sonra başta taşınmaz değerlemesi ile ilgili olan sigorta sektörleri olmak üzere sigorta çeşitleri ele alınmıştır. Son bölümde ise, deprem sigortası konusu araştırılmıştır. Sigortacılık sektöründe, taşınmaz değerlemesinin önemli bir konu teşkil etmesine rağmen, sübjektif değerleme yapıldığı görülmüştür. Bu konunun yüzeysel olarak ele alındığı, tez içinde ele alman değerleme kriterlerine tam dikkat edilmediği saptanmışta'. Son olarak, zorunlu deprem sigortasının da eksiklikleri olduğu tespit edilmiş ve gerekçeleri ile anlatılmıştır.

ABSTRACT Property valuation is a newly recognized and applied topic which has been ignored for a long time in our country. It has been in a situation from day to day that it has developed and is applied in a wide area. Insurance sector is one of them. In this study, the application methods of property valuation in the insurance sector of our country have been dealed with. First, the important concepts have been mentioned in order to make the topic more clear. After briefly mentioning the most common methods of valuation being used in our country, the application in the insurance sector has been dealed with detailed. After defining insurance, first the insurance sectors related with property valuation have been dealed with then the other ones. In the last section, the topic of earthquake insurance has been studied. Despite the fact that property valuation is an important subject in insurance sector, it has been observed that subjective valuation is being made. It has been fixed that this subject is being dealed with superficial and attention is not paid to the criterions of the valuation properly. Finally, it has been fixed that compulsory earthquake insurance has some deficiencies and is explained with its reasons.
