Özet
Konut ihtiyacının giderilmesinde ortaya çıkan finansman yollarından birisi Mortgage sistemidir. Bu sistem ile bireyler, uzun vadeli konut kredisi kullanma imkanı elde edebilmektedir.Ülkelerin mevcut koşullarına göre oluşmuş farklı çeşitlerde mortgage türleri bulunmaktadır. Dünyada uzun yıllardan beri uygulanmakta olan mortgage sistemi ülkemizde 2007 yılında yasallaşmıştır. Bu süreç içerisinde, bu kredi türüne olan toplumun talebi, inşaat sektöründeki gelişmeler ve dolayısıyla ekonomi için önem arz etmektedir.Çalışmada Türkiye'nin konut sektöründeki olumlu seyri ile konut kredilerinde artış olduğu görülmektedir. Takipteki konut kredilerinin azalması ve konut talebinin artma eğilimi göstermesi de konut kredisi çeşitlerinden olan mortgage kredi kullanımını artırabilmektedir.Kocaeli İli anket çalışmalarından önce demografik özellikler ve konut sektörünün genel durumu sunulmuştur. Bunun sebebi de 1999 Marmara depremleri ile ilde büyük kayıpların yaşanmış olması ve konutların depremde hasar görmesidir.Kocaeli ilinde yapılan anket ile mortgage sisteminin ildeki talebi ve talebi etkileyen faktörler araştırılmıştır. Yapılan anket uygulamasında, SPSS programından yararlanılmıştır. Bu araştırma ile Kocaeli ilinde genel olarak mortgage sisteminin başarılı olduğu görüşünün hakim olduğu bulgusu elde edilmiştir.

One of the ways to eliminate the need for housing is mortgage system. With this system, individuals are able to possibility of using long-term housing loans.There are different types of mortgage which formed according to the current situation in countries. This system is being implemented for many years in the world, but it has been legal since 2007 in our country. In this process, the society's demand for this type of loan is important for the construction sector and the economy.In Turkey?s housing sector with a positive increase in the course of the study were found. Also, reduction of non-performing housing loans and tend to show increase in housing demand may increase using of mortgage.The number of demographs and housing sector are presented about Kocaeli before the conclusions of the survey which was answered by people in Kocaeli. Because the Marmara eartquakes in this city with large losses experienced and greatly damaged houses.With the survey about Kocaeli, demand for mortgage system was investigated in this city and also the factors are investigated which are effecting demand. For this, SPSS program was used. According to the researach in Kocaeli province, it is determined that mortgage system is success in general.
