Özet
ÖZET Ofis kira tahmin modelleri ile ilgili yapılan çalışmalarda pek çok farklı parametre kullanılmaktadır. Ancak bu parametrelerin bölgeden bölgeye farklılık göstermesi nedeniyle kira tahmin modeli kurulmadan önce her şehre özgü etkili parametrelerin sistematik bir metotla irdelenmesi gerekmektedir. Bu çalışmada, herhangi bir metropoliten bölge için geliştirilecek ofis kira değeri modelinde kullanılacak parametrelerin ön elemesini gerçekleştirecek sistematik bir yöntem önerilmektedir. Geliştirilen bu sistematik yöntem ile İstanbul metropolü ofis gelişim alanları için uygulanabilirliği ve parametre sayısında bir sınırlamaya varılıp varılamayacağı araştırılmaktadır. Birinci bölümde, ofis kira değerinin tahmini çalışmalarında karşılaşılan problemler kısaca özetlenmiş, İstanbul metropolünde hizmetler sektörü gelişme alanlarının problemleri ortaya konmuş, çalışmanın amaç ve önemi açıklanmıştır. İkinci bölümde; ofis kira değerini etkileyen parametrelerle ilgili dünya literatüründe yer alan çalışmalar ve İstanbul metropolü ofis alanlarının gelişimi ile ilgili araştırmalar incelenmiştir. Üçüncü bölümde; ofis kira değeri modellerinde kullanılacak parametrelerin ön elemesini sağlayacak sistematik yöntem ayrıntılı olarak sunulmuştur. Dördüncü bölümde; önerilen sistematik çerçevesinde, dünya literatürü ve İstanbul metropolü kira değeri parametrelerine ilişkin bulgular karşılaştırılmalı olarak değerlendirilmiş, metodun geliştirilmesi için gelecekte yapılacak çalışmaların kapsam ve yöntemleri önerilmiştir.

SUMMARY Studies on properties of rent determinants have long been attracting a lot of attention from both research fellows and practicing experts relating to the property management. A number of categories of various parameters were suggested to affect the rental value of an office space such as, econometric, building, locational and contract parameters. Generally speaking, the early models have concentrated on the supply-demand equilibrium and its defining parameters that are known to be econometric parameters. In the following years research, particularly in the U.S., pointed out the importance of building and locational parameters. Furthermore, latest research commented on the significance of contract features that happened to have a great influence on rental value. The more the number of parameters is involved, the more difficult is to incorporate all of these variables into a simple mathematical model. As a result, the need has arisen to sieve and group the excessive number of parameters to achieve simplier and leaner mathematical expressions with greater explanatory power. For this purpose a systematic method based on factor analysis was proposed to relate large number of parameters into a few factor groups. The application of the method was implemented using data from office contracts in Istanbul. The thesis also aims to reach some preliminary conclusions for office rent determinants, typifying the metropolitan area of Istanbul. The thesis consists of four chapters. In the first chapter, an introductory brief about the problem was given, following the comments about the precise aim and importance of the thesis. In the second chapter, a thorough investigation of previous research in the field was undertaken and a discussion as to how parameters differ in terms of their importance was presented.
